What is Rentable Area?
The rentable area comprises both useable and common area. The most commonly used method of measuring floor areas is the method recommended by SAPOA.
What is Useable Area?
Useable area is the portion of the premises capable of exclusive occupation by the Tenant.
What is Common Area?
Common area is an area to which the Tenant has access and/or use and is part of the rentable area. Such common area would include lift lobbies, common kitchens, toilets, entrance foyers, etc, and are normally shared by more than one tenant.
What are Escalations?
The rental escalates on an annual basis. The present escalation rate for offices ranged between 8% to 10% compound per annum.
What is Gross Rental?
The gross rental is made up of Net rental plus Operating costs, with Operating costs being the portion of the rental that is allocated to the maintenance and running of the property. The gross rental quoted normally excludes VAT and monthly variable consumption costs, such as electricity & water.
What is the Parking Ratio?
The parking ratio is the number of parking bay's that you can expect to be allocated relative to the area you will be occupying. For example if the parking ratio for a building is 2 bays per 100m², then you will probably only be allocated 2 parking bays for every 100m² that you lease. However, buildings sometimes have additional parking which can be leased over and above your fixed allocation on a month-to-month basis. These parking charges will be in addition to the rent applicable to the premises.
What is a Tenant Installation Allowance?
A Tenant Installation Allowance is an agreed amount granted by the landlord to the tenant to be used towards renovations/alterations to the tenants premises. An allowance is normally only granted on leases in excess of 1 year.
